ด้วยตามข้อบังคับนิติบุคคลหมู่บ้านจัดสรรเอ็มเมอรัล กรีน กำหนดให้สมาชิกแต่ละรายต้องร่วมกันออกค่าใช้จ่ายส่วนกลางเพื่อเป็นค่าใช้จ่ายต่างๆ ของนิติบุคคลฯ หมวดที่ 5 การดำเนินงาน การบัญชี และการเงิน ข้อ 16. เมื่อจัดตั้งนิติบุคคลหมู่บ้านจัดสรรแล้ว ให้คณะกรรมการ กำหนดอัตราค่าบำรุงรักษาและการจัดการสาธารณูปโภค โดยให้สมาชิกชำระล่วงหน้าเป็นราย 6 เดือน และเสนอให้ที่ประชุมมีมติเห็นชอบก่อน เมื่อที่ประชุมใหญ่ของสมาชิกมีมติเห็นชอบกำหนดอัตราค่าบำรุงรักษาและการจัดการสาธารณูปโภคตามวรรคแรกแล้ว ให้คณะกรรมการแจ้งให้สมาชิกทราบว่าจะจัดเก็บค่าใช้จ่ายเป็นราย 6 เดือนล่วงหน้า ในอัตรา 20 บาท ต่อตารางวา ต่อเดือน และจะเริ่มจัดเก็บค่าใช้จ่ายจากสมาชิกภายในวันที่เท่าใดของทุกเดือนโดยให้สมาชิกทุกท่านโอนผ่านบัญชีนิติบุคคลฯ เท่านั้น โดยทางนิติบุคคลฯไม่รับเงินสดในการชำระค่าใช้จ่าย
การกำหนดวันเริ่มจัดเก็บค่าใช้จ่ายของเดือนแรกจะต้องกำหนดระยะเวลาไม่น้อยกว่า 30 (สามสิบ) วัน นับแต่วันที่ที่ประชุมใหญ่ของสมาชิกมีมติเห็นชอบการกำหนดอัตราค่าใช้จ่าย และหมวดที่ 6 สิทธิและหน้าที่ของสมาชิกข้อ 26. สมาชิกมีหน้าที่ต้องเสียค่าใช้จ่ายในการบริการการจัดการดูแลบำรุงรักษาสาธารณูปโภค และบริการสาธารณะ ในอัตราตารางวาละ 20 บาท ต่อเดือน โดย สถานที่ และวัน เวลา ที่กำหนดตามข้อบังคับหรือตามมติคณะกรรมการหรือ มติที่ประชุมใหญ่ ของสมาชิกกำหนด ปัจจุบันได้ครบกำหนดเรียกเก็บค่าใช้จ่ายส่วนกลางประจำปี 2567 แล้ว ดังนั้นนิติบุคคลฯ จึงใคร่ขอแจ้งการเรียกเก็บค่าส่วนกลางประจำปี 2567 (รอบบัญชีระหว่างเดือนมกราคม 2567 – มิถุนายน 2567) โดยระยะเวลาในการชำระเงินให้เสร็จสิ้นภายในวันที่ 31 มกราคม 2567 ตามใบแจ้งค่าใช้จ่ายส่วนกลางที่ฝ่ายจัดการฯ จะจัดส่งให้สมาชิกตามช่องทางต่างๆ
The Regulation of Emerald Green Housing Estate Juristic Person stipulates under its Section 10 that all member is liable for monies to be spent on maintenance and operating of the Housing Estate. The expense to be contributed under Section 5 Operation, account and finance. (16). After common utility maintenance expense was prescribed in the general meeting for 6-month advance payment by all members, the committee shall notify all members of the monthly rate of 20 baht per square Wa. Payment shall be made by means of transfer into Village’s bank account only. Date of the first payment must be at least 30 days from the general meeting setting of such expense. And Section 6 Right and duty of Members (26.) Members are liable for common maintenance of utility and public services at 20 baht per square Wa per month. Payment methods, date of payment shall be prescribed in the regulation or as resolved in the general meeting or committee meeting.
It is now due for payment for 2024 common maintenance expense. The Juristic Person announces collection of the maintenance money for period January 2024 – June 2024. The amount to be paid by individual Owner shall be Invoiced and sent to you in different channels. Please arrange payment for period January 2024 – June 2024. onwards and the deadline shall be in 31th January 2024. Payment can be made following methods:
